North Point Collection: New Homes and New Opportunities for Enfield

Community update | September 5, 2026

What could a new neighborhood mean for Enfield, CT? Beyond new homes, it could mean more neighbors discovering a favorite breakfast spot, shopping at an independent store, or choosing a nearby business for everyday services.

That possibility is taking shape at the former MassMutual campus on Bright Meadow Boulevard. The proposed North Point Collection would transform the property into housing and commercial space. The latest filing describes 358 homes, beginning with a first phase of 240 apartments and townhomes. The proposal remains in the town’s review process.[1]

For Enfield Marketplace, this is a community story worth following: how a familiar property could become a neighborhood—and how we can help connect its future residents with the businesses already serving Enfield.

What Is Planned for North Point Collection?

The project would give the approximately 65-acre property a new purpose through office-to-residential conversion and new construction. This approach reuses portions of the existing campus while introducing homes and commercial activity.

The applicant’s August 2026 narrative outlines the following proposal:[2]

Project componentWhat is proposed
First-phase housing178 apartments in the existing office building and 62 new townhomes
Latest overall housing total358 homes: 178 apartments and 180 townhomes
Restaurant and commercial spaceApproximately 12,000 square feet, with a patio area
Resident amenitiesIndoor amenity areas, two outdoor pools, and an approximately 5,700-square-foot clubhouse
ParkingImprovements to the existing parking garage, plus surface and townhome parking
Site improvementsLandscaping, lighting, drainage work, and an estimated 2.62-acre reduction in paved and other impervious surfaces during Phase I

The applicant says Phase I would avoid direct wetland disturbance. Later work would require additional applications. These are proposed features, subject to review and applicable approvals.[2]

Who Is Behind the Development?

The owner and applicant is 100 Bright Meadow Associates LLC, associated with Branford-based MB Financial Group. Commercial Record reported that an MB affiliate purchased the property for $3.99 million on May 5, 2025. The acquisition price is separate from redevelopment costs.[3]

MB Financial Group identifies Michael Massimino as its managing partner and CEO. Solli Engineering is involved in site engineering and permitting, while the submitted architectural drawings credit ZDS Inc.[4][5][6]

Why do some descriptions mention more homes? Solli’s website still describes an older, 464-unit concept. The latest application describes 358 homes. Because the engineering website pairs the older scope with its summer 2028 estimate, that date should be treated as preliminary.[1][5]

Why This Matters for Enfield’s Local Businesses

The development would turn an underused corporate campus into housing with supporting amenities and commercial activity. Reusing existing buildings and infrastructure is central to the project’s approach.[5]

For Enfield Marketplace, the connection is straightforward: help neighbors discover what is available nearby. Our mission is to connect residents with local businesses, services, events, and community resources while encouraging people to shop local.[7]

A household settling into Enfield may need restaurant recommendations, a repair service, a salon, or somewhere to shop for its home. Making those introductions easier can help newcomers feel connected and give established businesses an opportunity to earn their loyalty.

If North Point is built and occupied, we see potential for additional local spending. That is our assessment of the opportunity, not a guaranteed economic outcome. Results will depend on occupancy, residents’ choices, and the services businesses provide.

Existing residents belong in this conversation, too. Useful project coverage should help neighbors understand the proposed changes and follow questions about traffic, housing costs, and community needs. Enfield Marketplace can connect that conversation with practical ways to support the town’s businesses.

How North Point Could Strengthen the Enfield Marketplace Ad Network

A future neighborhood could expand the audience for local advertising. Residents establishing new routines may discover businesses through places they already visit. The Enfield Marketplace Ad Network supports that kind of discovery through rotating advertisements on screens inside participating businesses.[8]

Imagine a future North Point resident visiting a participating café and noticing an advertisement for an Enfield shop or service provider. That is an example of how the network could connect new neighbors with established businesses—not a confirmed arrangement at the development.

The network offers:

Joining now lets businesses begin building connections with today’s customers while preparing for future growth. There is no need to wait for new housing to open before introducing your business around town.

Future commercial tenants at North Point could also become prospective network members. That remains an opportunity rather than a commitment: the sources reviewed do not establish a developer partnership, on-site advertising screens, or tenant participation. Any benefit would depend on voluntary participation and customers choosing to support Enfield businesses.
